P. David Onanian - CEO

P. David Onanian is the CEO and founder of Professional Apartment Services (PAS). PAS, established in 1990, has become the nation’s largest independent group purchasing organization serving the multifamily housing industry. David’s responsibilities include overall strategic direction and supervision of technology initiatives for PAS. Prior to forming PAS, Mr. Onanian was a Senior Vice President of Johnstown Management Company.

David has twenty years of multifamily property management experience which includes running a 50,000-unit property management portfolio for Johnstown, as national director of training and development, and liaison to Johnstown’s largest clients. In 1991 he was elected President of the Houston Apartment Association, has held leadership positions in the Texas and National Apartment Associations, and currently serves on the Board of Directors of the National Multi Housing Council and the Houston Apartment Association.

 

Randall Paulson - President

Randy Paulson is a partner with PAS and is responsible for business development for existing and new members. Randy is also responsible for supervision of all PAS employees and providing day to day direction. The business development responsibilities includes selling the benefits of the PAS program to new and existing members through a benefits package validating both the financial benefits of the PAS trade suppliers and the other value-added benefits of the PAS services.

The company has seen sales growth of 300% under his leadership since 2002.

Randy has twenty-five years experience in multifamily property management as 1) President of the largest multifamily management firm in North America running 180,000 units in the1980’s and 2) President and CEO of five publically traded multifamily and office REITs in the 1990’s. Work experience also included some apartment brokerage.

Education and Professional Designations: BBA University of Wisconsin (Major in accounting and minor in Economics), MBA University of Dallas, (Emphasis in financial management and marketing), and Certified Public Accountant-Texas Certified Property Manager, Real Estate Broker-Texas

 

Sue Kuhaneck is a National Account Director for the Eastern and Houston Region and oversees fifty members with management of over 300,000 units. Prior to joining PAS in 1999, Sue worked as a property manager for fifteen years for companies such as Farb, Concierge and Walden. In addition, Ms. Kuhaneck was part of a three member team that ran national accounts for a 40,000 unit REIT.

 

 

 

Melissa Steinkamp is a National Account Director for PAS overseeing the Central Region with thirty plus members with 200,000 units under management. Melissa brings fifteen years of property management experience from both the management and supplier side. Melissa worked for McNeil Real Estate Management, acquired by Archon Group, working her way from Leasing Consultant, to Property Manager, to National Systems Trainer.

Melissa has also worked for HandyTrac Key Control Systems, and was responsible for maintaining relations with existing clients, as well as forging relationships with new customers. She also worked with RealPage, Inc. where she was responsible for software sales of OneSite and existing client account management.

Melissa attended the University of North Texas and has her Certified Apartment Manager (CAM) and Professional Leasing Program (PLP) designations, through the National Apartment Association

 

Sandy Hickey is the Director of Membership Services for PAS. Currently in her administrative capacity, she insures that the vast PAS database is kept up-to-date by constantly communicating with properties, management companies and suppliers. She is the voice of the “Member Services Hot Line” assisting in problem resolution and meeting the needs of PAS members and suppliers. Wearing many hats, Sandy is also the Accounting Manager, Event Coordinator and Assistant to the CEO of PAS. Sandy also has twenty years experience in administration and on site management with the multifamily industry.

 

Sammie Caswell - Customer Service Manager

Sammie Caswell is a Customer Service Manager for PAS. She insures that the vast PAS database is kept up to date by constantly communicating with properties, management companies and suppliers.  She is highly involved in the telemarketing of the PAS program at the site level such as initiating program details, account set up and mailing catalogs.

Sammie has been in the apartment industry for over 20 years.  She worked on site in all capacities from leasing to management for companies such as Concierge, Walden and Archstone. She has always enjoyed working with and helping people.  In her current position as Customer Service Manager she continues utilizing that skill.

Zack Emmanouil is a Business Systems Analyst for PAS. Zack is responsible for planning, designing, developing and launching efficient business, financial and operations systems in support of core organizational functions and business processes. This includes gathering and analyzing data in support of business cases, proposed projects, and systems requirements. Zack is also responsible for generating and compiling reports.

 

Angela Tran is the Account Manager for the Western Region. Angela is responsible for assisting the National Account Director with correlating and communicating membership services; preparing monthly reports, invoice analysis, and pricing comparisons; and working directly with PAS member’s properties. She brings with her 10 years of sales support, marketing, and graphic design experience from a major brand manufacturer and distribution.

Ashley Collum is the Account Manager for the Eastern Region. Ashley is responsible for communicating with PAS properties, preparing monthly reports/logs, pricing comparisons, and assisting the National Account Director, Sue Kuhaneck. She brings with her almost three years experience in the apartment industry to PAS. Ashley worked with the third largest management team Riverstone, which was formally Trammel Crow Residential.

Leslie Fox is the Account Manager for the Central Region working under the supervision of National Account Director Melissa Steinkamp. Leslie assists in the day to day operational duties and acts as liaison between members, vendors and suppliers. Leslie has over ten years of experience in administration, office management and accounting. She has three years of property management experience, working for nationally known Lincoln Property Company. Leslie supported the Southwestern Regional offices as Executive Assistant for Lincoln Property Company and has held positions with The Texas Society of CPA’s as Peer Review Coordinator and Law Engineering supporting the Vice President of Finance.

Vahram Sarrafian is the Director of Ancillary Services for PAS, covering vending services. His experience is as a Consultant to the Global Marine Drilling Co. Vahram has also worked for various lighting, coin vending, electrical, and air conditioning manufacturers.
